Yellow Door Home Build/Renovation Process Checklist to Breaking Ground
◻ Knowing your build budget | This is such an important part of your process. Homes are the only required financing item to require an appraisal. An appraisal will be done through your lender and your loan will only be approved if the value of the home is proven to the lender through this appraisal. Additionally, details such as debt to income ratio and credit score will also impact your build budget. It is for this reason we ask to have a lender pre-approval letter prior to bidding your home. If you are a cash-build client, please have an idea of how much you are planning budget towards your home. Providing your home build “budget” only assists us to prioritize everything from the size of your home to the extra upgrades within your budget. Knowing your budget allow you to spend resources on realistic goals for your home build. As your builder, we are leading your team and providing you with an experience to maximize every cent of your budget while aligning with your appraisal.
◻ Complete details using above provided form “Submit Build or Renovate Home Form”
◻ Initial phone call meeting with Builder
◻ In person meeting (~1 hour). This may happen at your build site.
◻ Perfect your floorplan
◻ Formally bid project with floorplan. There will be a small deposit towards towards the first draw of your home’s build. This is non-refundable but will be credited to client’s build cost if they choose to move forward.
◻ Draft detailed “Agreement”
◻ Finalize and sign “Agreement”
◻ Client completes loan documations with appriasals for lender, if necessary
◻ First draw due to begin construction
◻ Yellow Door completes and submits photos, lien waivers, and receipts to lender
◻ 5-6 draw period with milestones marking completion
◻ 95% completion walk-through with Yellow Door
◻ Final reveal, walk-through, and then move in!
WARRANTY
Latent defects in a new home are warrantied for the first year of occupancy.
Structural defects are warrantied for ten years. Upon completion of your new construction home, Yellow Door Inc provides a list of subcontractors for Clients to directly communicate with for each component of the warranty.
